We design and manage residential projects including home additions, ADUs, remodels, kitchen and bath design, new build, landscape and outdoor living spaces. This includes architectural drafting and planning, facilitating engineering, permitting, and construction consultation.

PLANS, PERMITTING & PROJECT MANAGEMENT

BASIC DESIGN, PLANS & PERMITTING 

This is the foundation of all of our projects. We work with the client to determine the design, from that design we create permit set drawings, if engineering is needed we work with the engineer to incorporate their calculations and details, we handle all of the permitting with the exception that the client or contractor pays permit fees directly, and initial consultation with the contractor.

DETAILED DESIGN

While the permit set provides the exact drawings needed for a basic build, design drawings communicate the details to the contractor or subcontractors. This is particularly important if you want to get a specific style. These can include:

Reflected Ceiling Plans for lighting and electrical details.

Casework Drawings to detail custom cabinetry for kitchens, bath, built-ins, or closets.

Design Visualization: Interior elevations, 3D models or renderings.

Materials palettes, door, window, siding, and hardware choices.

FULL SERVICE DESIGN & PROJECT MANAGEMENT

In person project management to ensure the design integrity throughout the build. We meet with contractors and installers and provide detail drawings and references, troubleshoot any issues that arise. We sweat the details so you don’t have to!

DESIGN + BUILD

We work with a network of trusted engineers, builders, contractors, and installers in the Portland Metro Area so we can match the right specialist for the size and scope of your project. If you already have a contractor we are happy to consult with them during the initial design and engineering on critical construction details.

LANDSCAPES & OUTDOOR LIVING SPACES

Landscapes not only play a major part a homes first impression it can shape the way people live in their space. A simple seating area in front yards can cultivate community and buffer plantings and screens or fences in private areas can create much needed peace and relaxation.

Our projects include: landscape design, garden design, hardscaping, patios, decks, fence and screen design, lawn conversions, outdoor living and dining spaces, designing views and privacy for urban gardens, gravel gardens, native plant integration, and kitchen gardens.

DESIGN + DIY

For client’s with smaller projects, budget constraints, or who plan to install themselves, we offer design packages that include a site visit, landscape design, plan drawings, planting grid, plant and hardscape materials information. Everything needed to take a hands on approach to transforming your yard.

DESIGN + INSTALL

We offer installation on smaller gardens and manage subcontractors for larger landscape installs and hardscaping. Landscape consultation, design marking, and plant placement available.
